A month to month rental agreement is exactly what it sounds like. A tenant who signs a month to month agreement should only do so under the knowledge that as each month goes by, they should have signed a new lease, or sign and understand an agreement stating that they are aware that their tenancy is only valid a month at a time.

For landlords of a rental property a month to month lease does not have a guarantee of rent payment for a fixed time frame. A tenant can move out of their own free will as long as they provide a thirty day notice. When a landlord uses this type of lease it can leave them having to find new tenants more than they would like to. Having this kind of uncertainty in the rental income makes most landlords want to use fixed term lease.

A landlord that offers a month-to-month lease can charge a premium over the monthly rent offered on a six month to one year lease. This premium will compensate the landlord for having the uncertainty of rent consistent rent payments. This premium can also help weed out or get rid of the bad tenants.

Another bad thing about a month to month lease is that the landlord can terminate the lease at any given time by giving the tenant or thirty day or 60 notice to quit. A tenant can cause this to happen by not paying the rent or neglecting the property. This can also happen if the landlord just wants to move you out and move in a new tenant.

There are perks to a month to month rental agreement too. One of those perks is for renting a self storage unit. These types of leases do not come in anything but a month to month lease. This is done so that when a tenant needs to discontinue using the storage unit they can. There is no extra charge for stopping this kind of lease. Most times you will have to give the storage facility manager a written notice of evacuation just so that there is a record of it. This type of lease is beneficial to the tenant.

No matter what kind of rental you are looking for, property or storage, you will have to sign a lease. So make sure that you read and understand the month to month rental agreement before you sign.
